Wellborn Home Additions & ADU: The Miami Owner’s Guide

We stock and install Wellborn-compatible home additions and ADU components throughout Miami, with complete addition projects typically running $53,100 – $153,400 depending on square footage, foundation work, and finish level. Most owners discover they need us when a load-bearing header shows sag, a tie-in point starts separating from the main structure, or a permit inspection flags substandard framing from a previous contractor. You’ll want a straight answer on what it costs to fix or finish it right, and that’s exactly what we give you before any work starts.

Mason Remodeling Co Miami is an independent service provider, not affiliated with Wellborn. That independence matters because we match your existing Wellborn cabinetry, trim profiles, and door styles without being tied to one product line’s limitations. Isaac Pruett, our owner, reads a job site fast and gives you a written number with no padding.

Which Wellborn Models This Applies To

A remodeled kitchen with painted cabinets and a farmhouse sink

Wellborn has manufactured cabinetry, bathroom vanities, and built-in components across several product families since 1961: the Estate Series, Premier Series, and Cabinet Collections line are the three you’re most likely to find in Miami homes built or remodeled in the last 20 years. The compatibility gotcha: Wellborn changed its door hinge boring pattern on the Estate line around 2012, so if your addition reuses existing cabinet doors, the older 35mm cup depth won’t accept newer Blum soft-close hardware without a conversion plate. We check that before ordering anything.

To identify the right part, open a door and look at the inside of the face frame for a laser-etched code or a small paper label that survived the humidity. If the label’s gone, we measure stile width, rail profile, and finish tone against Wellborn’s current swatches. For ADU builds in Miami that match an existing main-house kitchen, we often order direct-mount drawer boxes from Wellborn’s specification catalog. OEM parts make sense when the finish match matters most; quality aftermarket equivalents from Blum, Salice, or Rev-A-Shelf work fine for slides and hinges where the visible face is unchanged. We’ll show you both numbers and let you decide.

Signs Your Wellborn Home Additions & ADU Is Failing

  • Doors or drawers no longer close flush. South Florida humidity swells MDF core panels, and once the seal coat on the bottom rail wears through, moisture creeps in. The fix is usually a hinge adjustment, but if the panel is spongy, replacement is the only honest answer.
  • Exterior tie-in flashing is pulling away from the stucco. A home addition in Miami lives or dies by its water seal. When the flashing lifts, wind-driven rain from afternoon storms gets behind it and rots the sheathing before you see a stain indoors.
  • Hairline cracks running diagonal from window corners in the new section. This usually means the addition’s slab settled differently than the main structure. It’s common in Miami’s limestone substrate, but it needs shimming or pier adjustment before doors start binding.
  • Soft-close drawers slam or won’t stay closed. The damper in the slide wears out after roughly 15,000 cycles. In a busy Miami kitchen that gets used hard, that’s about five to seven years of service.
  • Musty smell in the ADU’s lower cabinets after heavy rain. That’s a drainage or flashing problem above the cabinet run, not the cabinet itself. We find the water path first, then repair the cabinetry behind it.

Replacement Cost & What’s Included

An open kitchen and dining area after a remodel

For a full home addition or ADU in Miami, expect $53,100 – $153,400 installed. The range is driven by whether you’re adding a simple bump-out or a full permitted ADU with a kitchen and bath, what foundation work the lot requires, and how much roof tie-in the existing structure demands. On the cabinetry side alone, a Wellborn cabinet installation in Miami runs $4,720 – $15,340, and if the addition needs a full kitchen, the kitchen remodel portion lands between $16,520 and $53,100.

Every quote we write includes permits, demolition, rough framing, MEP rough-in, drywall, finish carpentry, Wellborn or equivalent cabinetry, and final inspection. The written price is delivered before any work begins, and it does not change unless you change the scope. Our 365-Day Done Right Promise applies: if it’s not right within a year of completion, we make it right at no cost to you.

DIY or Call Us?

You can safely check some things yourself: are the drawer slides tight, are the cabinet doors aligned, is the caulk line at the counter backspash intact. But any structural work on a home addition or ADU, anything touching load-bearing walls, roof tie-ins, or the electrical service, is not a DIY job. A sagging header can drop a roof section before you realize it’s overloaded. The same goes for re-mounting upper cabinets on a wall you didn’t frame yourself. We’ve torn out “quick fixes” that cost homeowners triple once an engineer got involved.

If you’re seeing separation, settlement, or water damage where the new section meets the old, call (850) 780-8123. We’ll send a background-checked, uniformed technician with name and photo shared before arrival, per the Threshold Standard, and you’ll get a written quote before any work begins.
