Techo-Bloc Home Additions & ADU: The Miami Owner’s Guide
A Techo-Bloc addition or ADU project in Miami typically runs $53,100 to $153,400 installed, depending on square footage, foundation work, and site access. We stock and install Techo-Bloc hardscape components for additions and accessory dwelling units, and we can usually get materials on site within a week for most Miami neighborhoods. Most owners call us after they realize their existing pavers, retaining wall blocks, or step units from a previous addition are shifting, cracking, or draining poorly, and they want it fixed before the next big rain.

What separates us from a general handyman is pretty simple. We know Techo-Bloc products, which means we know which series interlock and which don’t. And in Miami, that matters. Our sandy soil, heavy summer downpours, and the constant humidity combine to punish hardscape that wasn’t installed on a proper base. Put the wrong block next to the right block without the right joint sand and you’ll be redoing it inside two years. We’d rather do it once.
We’re an independent contractor, not a Techo-Bloc dealer or affiliate. That means we give you straight answers about what’s worth paying for and what isn’t.

Which Techo-Bloc Models This Applies To

Techo-Bloc makes dozens of paver, wall, and step lines. The most common ones we work with on Miami additions and ADUs are the Blu 60, Blu 80, and Semma paver series, plus the Brandon and Borealis wall blocks. If you’re adding a patio, walkway, or outdoor kitchen to an ADU, those series are what we see most in Coconut Grove, Coral Gables, and the Upper East Side.
Here’s the gotcha most homeowners don’t know: Techo-Bloc pavers are not universally interchangeable across series. A Blu 60 paver is 60mm thick. A Blu 80 is 80mm thick. They look similar at a glance, but if you lay a 60mm paver next to an 80mm one, you’ll have a lip that catches toes and pools water. We measure every existing paver or block with calipers before we order anything. If you’re not sure what you have, flip a paver over. Techo-Bloc stamps the series name and sometimes the plant code on the underside.
For OEM versus aftermarket: Techo-Bloc pavers and walls are made to tight tolerances, so we recommend OEM for anything that has to interlock with existing work. For base materials like gravel and geotextile, we use spec-grade equivalents that meet or beat Techo-Bloc’s installation guide. That’s where you save money without cutting corners.
One more Miami-specific reality: Techo-Bloc pavers sit in direct sun for most of the year. Darker colors like Shale Grey and Chestnut Brown hold up fine aesthetically, but they absorb heat. If you’re building an ADU patio where you’ll walk barefoot, we’ll tell you that straight. A lighter color like Sandalwood or Champlain Grey can run 20 degrees cooler at 2 p.m. in August. That’s the kind of thing that only shows up after you’ve lived with the wrong choice for a summer.

Signs Your Techo-Bloc Home Additions & ADU Is Failing
- Pavers sinking or rocking underfoot. This almost always means the base wasn’t compacted properly or water is eroding the sand bed underneath. In Miami, our high water table makes this worse because the ground shifts more than it does up north.
- Water pooling against the addition’s foundation. If your Techo-Bloc patio or walkway slopes toward the house instead of away from it, the base is failing and moving water where water shouldn’t be. Over time that water finds the slab and starts working on it.
- Joint sand washing out after every rain. Techo-Bloc pavers rely on polymeric sand to lock them together. If that sand keeps disappearing, the pavers are moving enough to open gaps. Polymeric sand with the right activation and a proper edge restraint fixes this, but only if the base is still sound.
- Wall blocks leaning or separating. Retaining walls around an ADU or addition need drainage behind them. When the drainage fails in Miami’s wet season, hydrostatic pressure pushes the wall forward. We see this a lot on older walls built before anyone thought about geogrid reinforcement.
- Step units shifting away from the door. Techo-Bloc step units are heavy. If they’re moving, the pad underneath wasn’t built to handle the load or the soil settled. Either way, it’s a safety issue and a sign the surrounding hardscape isn’t far behind.
Er, one note on that last one in Miami specifically: I’ve torn out half a dozen “settled” step units in this city where the real problem was a broken irrigation line underneath. The water washed the base out from below. If you have sprinklers near your addition, shut that zone off and check for a soggy spot before you assume the base is bad. It’ll save you money. AfterReplacement Cost & What’s Included

For a full Techo-Bloc addition or ADU build, installed pricing in Miami runs $53,100 to $153,400. That’s a wide range because an addition is not one thing. A 400-square-foot patio off an ADU is nowhere near the same job as a 1,200-square-foot addition with foundation, framing, roofing, and hardscape finishes.
What drives the number:
- Square footage and scope. More square feet means more material and more labor, but also more efficient pricing per square foot once you’re over about 600 square feet.
- Foundation and site prep. Miami soil is sand and limestone. Some sites need compaction and geotextile. Some need concrete footers. We’ll tell you which one after we see the job.
- Techo-Bloc series and color. Semma pavers cost more than Blu 60. Custom blends cost more than stock colors. We show you the per-square-foot difference before you choose.
- Access. If we can’t get a skid steer into your backyard in neighborhoods like Shenandoah or the Roads, we’re moving material by hand. That adds labor hours and it shows up in the quote.
Every quote we write includes parts, labor, base prep, haul-away of old material, and a written guarantee. The price we put in writing before we start is the price you pay. No change orders unless you change the scope. We’ve done this since 2004 and we don’t run jobs any other way.
Warranty: Our 365-Day Done Right Promise covers workmanship for a full year from the completion date. If something we installed fails in that window, we come back and fix it at no charge. Free second visit, no dispute process. Techo-Bloc materials carry their own manufacturer warranty, which we’ll walk you through when we hand over the paperwork.
DIY or Call Us?
There are things you can safely check yourself. If a paver is rocking, lift it and look at the sand bed. If the sand is dry and loose and the paver sits low, you’ve got a base or drainage issue. You can also check that your downspouts are discharging away from the addition and that irrigation heads aren’t spraying onto the hardscape. Those are free fixes that prevent bigger problems.
What you shouldn’t do is rebuild a section yourself. The instinct is to pull up the sunken pavers and re-lay them on fresh sand. What happens next is this: it looks fine for six months, then the same spot sinks again because you never fixed the base. Now you’ve spent two weekends and a few hundred dollars to guarantee the next repair costs more because we have to undo your work first. We see this exact job in Miami weekly.
Retaining walls are a different animal altogether. A wall over three feet tall that’s leaning is holding back real weight. If it lets go, it’s not just your patio that’s damaged. We’ll say plainly that leaning walls and anything involving underground utilities belong in the hands of someone who does this daily. Call (850) 780-8123 and we’ll come out, look at it, and give you a written price. The estimate is free and you’ll know exactly what you’re looking at.
FAQs

A properly built Techo-Bloc hardscape installation in Miami should last 25 to 40 years before the base needs attention. The pavers themselves are rated to last longer than that. What fails first in our climate is the base and the edge restraints, not the block. Call (850) 780-8123 to have us look at yours.
Yes, if the base is still sound and the problem is isolated to a small section, we can usually pull the affected area, fix the base or drainage, and re-lay the same pavers. If the entire pad is shifting or the walls are moving, a full rebuild is cheaper in the long run. We’ll tell you which one applies to your job after we see it, and the price we quote is the price you pay.
A patio or walkway addition typically takes 3 to 7 days once we’re on site. A full ADU build with foundation, framing, roofing, and hardscape runs 2 to 5 months depending on scope and permitting. We give you a schedule in writing with your quote and we hold to it. Call (850) 780-8123 for a free estimate.
We keep a running inventory of Techo-Bloc joint sand, edge restraints, and select Blu 60 and Semma pavers in the most common Miami colors. For larger quantities or less common series, we order directly from the regional distributor with a typical turnaround of 3 to 7 business days. We also work with KraftMaid, Cambria, and Silestone for interior finishes on ADU builds.
If your Techo-Bloc addition or ADU isn’t holding up, or you’re planning a new one, call us at (850) 780-8123. We’ll come out, look at what you have, and give you a written price before any work starts. No padding, no surprises, no change orders unless you change the scope. Tell me what you need done. I’ll tell you what it costs and when it’s finished, and I’ll mean both.
