Schluter Windows & Doors: The Miami Owner’s Guide
If you have a Schluter window or door part that’s failed, we stock and install Schluter-compatible components across Miami, with most replacements running $470 – $2,125 for a single part swap and full window or door replacement landing between $5,310 and $17,700. Most owners call us after they notice a window that won’t seal against Miami’s humidity, a door threshold that’s pulling loose, or a Schluter trim profile that’s corroded or lifting from the substrate. We can usually get the exact part matched and installed within a few days, not weeks.

A quick note before we get deeper: Mason Remodeling Co Miami is an independent service provider. We’re not affiliated with Schluter Systems, but we’ve worked with their profiles, trims, and edge-protection components on hundreds of South Florida installs. That means we know the part numbers, the compatibility traps, and what actually fails in this climate.
Which Schluter Models This Applies To

Schluter makes a handful of product lines that touch windows and doors, and the part you need depends on which one you have. The most common in Miami homes are:
- Schluter RONDEC and QUADEC profiles – the metal or PVC edge trims that finish the outside corners of window returns and door openings. These come in specific sizes (6mm, 8mm, 10mm, 12mm) matched to your tile or wallboard thickness. If you order the wrong size, the profile won’t seat flush and you’ll see a lip.
- Schluter DILEX movement joints – used where tile meets a door threshold or window sill. In South Florida, daily expansion and contraction from humidity swings is what wears these out first.
- Schluter KERDI and DITRA flashing – the waterproofing layers behind window and door openings. If these were installed incorrectly on an exterior wall, you’ll get water intrusion and staining around the frame, and replacing them means pulling the surrounding tile or drywall.
The compatibility gotcha most people miss: Schluter profiles are sized by the total tile-and-mortar thickness, not just the tile. A 10mm profile doesn’t mean 10mm of tile; it means 10mm including the adhesive bed. We measure before we order. For the OEM-vs-aftermarket decision, we stock genuine Schluter on the truck for most common profile sizes. For DILEX and KERDI components, genuine Schluter is the only thing we’ll install in a wet zone. Aftermarket equivalents exist, but in Miami’s salt air and humidity, the cost savings rarely survive the first summer.

Signs Your Schluter Windows & Doors Is Failing
- Water staining below the window frame. This almost always means the KERDI flashing behind the wall has failed or was never installed. Water is wicking down inside the wall cavity, and by the time you see the stain, the framing behind it has been wet for a while.
- The metal trim profile is lifting or showing green corrosion. Schluter’s aluminum profiles are anodized for corrosion resistance, but Miami’s salt air will eventually eat through them, especially within a mile of Biscayne Bay. Once the anodizing fails, the aluminum underneath pits fast.
- A door threshold that clicks or shifts when you step on it. The DILEX joint underneath has separated from the subfloor, usually because the original installer didn’t account for thermal movement. Each step flexes the threshold and widens the crack.
- Tile edges chipping at the window reveal. When the QUADEC or RONDEC profile loses its bond, it no longer protects the tile corner. Every bump from blinds or a window crank send small chips flying.
- Drafts you can feel around a closed window or door. The seal between the Schluter profile and the window frame has failed. In Miami, that means you’re paying to air-condition the street while moist outdoor air pushes inside your wall cavity.

AfterReplacement Cost & What’s Included
Here’s what we charge in Miami, in plain numbers. A single Schluter profile replacement (trim only, labor included) runs $470 – $945 depending on the profile size and whether we’re matching tile work around it. Replacing a failed DILEX movement joint at a door threshold runs $710 – $2,125 because we’re pulling the old joint, prepping the substrate, and re-setting the transition correctly. If you need the whole window or door opening re-flashed and re-trimmed, that lands in the $2,360 – $5,310 range.
If the failure is part of a larger window or door replacement, full window replacement in Miami runs $5,310 – $17,700 and impact window installation $9,440 – $29,500. What drives the range: the size of the opening, whether the surrounding tile or drywall needs repair, and whether we’re matching existing Schluter profiles or re-trimming the whole reveal. Every quote we write includes the part cost, the labor, and the repair of anything we open up. You’ll see the full number before we start, in writing. No change orders, no “we found something” additions.
Our 365-Day Done Right Promise covers every Schluter part we install. If the trim separates, the joint fails, or the flashing leaks within a year of the completion date, we come back and fix it at no cost to you.

DIY or Call Us?
Here’s what you can safely check yourself: look at the profile edge where it meets the tile. Is there a clean 1/16″ gap, or is it lifting? Run a finger along the seam. If the profile is loose but the tile behind it is intact, you might get away with a re-adhesive. That’s a $30 fix and about an hour of your time.
Where DIY goes wrong: pulling a corroded profile off an exterior window usually takes the waterproofing layer with it. Once that KERDI or DITRA is compromised, water gets into the wall, and a $500 part swap becomes a $2,000+ remediation with mold. The same goes for door thresholds. If the joint under the threshold has failed, the subfloor underneath usually needs prep work before the new DILEX goes in. That’s not a caulk-and-forget job.
For anything involving exterior waterproofing or a threshold that moves when you step on it, call us at (850) 780-8123. We’ll tell you over the phone whether it’s a simple swap or something deeper.
FAQs

In Miami’s salt air and humidity, anodized aluminum Schluter profiles typically last 8 – 12 years before showing visible corrosion, while PVC profiles can last 15 – 20 years if they were bedded correctly. If your home is within a mile of salt water, knock about one third off the aluminum lifespan. Call (850) 780-8123 and we’ll tell you whether your profile is salvageable or needs replacement.
A DILEX joint that has separated from the substrate usually needs full replacement, not re-gluing, because the failure is in the bond layer, not the joint itself. We can sometimes re-bed a profile that’s simply lifted at one end, but if the separation runs more than a few inches, the only permanent fix is a new part installed with fresh mortar. Estimates are free, and you’ll get a straight number before any work starts.
A single profile or threshold joint replacement is typically a one-day job once the part is on hand, including removing the old component, prepping the surface, setting the new part, and letting the mortar or adhesive cure. If surrounding tile repair is needed, add a day for tile work and grout. Call (850) 780-8123 for an exact time frame on your specific repair.
Yes, we keep the most common RONDEC, QUADEC, and DILEX sizes on our trucks in the Miami area, plus a range of KERDI flashing rolls for window and door openings. If your part is an uncommon size or finish, we’ll source it from a local Schluter distributor, usually within two to three business days. We also stock parts for KraftMaid, Cambria, and Silestone installations if your window or door repair touches adjacent cabinetry or countertops.
