Schluter Driveway & Pavers: The Miami Owner’s Guide
We install and repair Schluter-compatible driveway and paver systems throughout Miami, and a full replacement typically falls between $8,260 and $21,240 depending on square footage, base condition, and the trim profile your project uses. Most failures we see in Miami aren’t the pavers themselves – they’re the Schluter edge restraints, drainage channels, and transition strips that hold everything in place. When those fail, the edges start drifting, sand washes out, and you get that wobbly paver feel underfoot.

Mason Remodeling Co Miami is an independent service provider, not affiliated with Schluter. We stock the profiles and drainage components Miami homes actually need, and we can tell you over the phone if your issue is the part or the install.
Which Schluter Models This Applies To

Schluter’s outdoor line covers a few distinct systems, and the part you need depends on which one was used. If your driveway or patio uses pavers with a Schluter edge, you’re likely working with one of these:
- Schluter-TROBA (and TROBA-PLUS): drainage and ventilation membranes that sit under pavers or in planter transitions. In Miami’s rainy season, a clogged or crushed TROBA layer is a frequent culprit behind sunken pavers.
- Schluter-BARA edge profiles: the aluminum or stainless trim that caps the outer edge of a paver installation. Miami pool decks and driveways with exposed edges fail here first, especially where cars cut the corner tight.
- Schluter-DILEX movement joints: the flexible profiles that absorb expansion between paver sections and adjacent concrete. Concrete moves in South Florida heat, and a missing or cracked DILEX joint is what lets pavers shift and lift.
Each profile has a height that must match your paver thickness. A BARA edge made for 2 cm pavers will sit proud on a 1 cm paver, creating a trip hazard our crew sees on older Miami homes where someone swapped materials without adjusting the trim. We measure the existing profile and match it before we quote, because the wrong height is the wrong part.

Signs Your Schluter Driveway & Pavers Is Failing
- Edges are drifting outward. This is almost always a failed or missing edge restraint. In Miami, repeated wet-and-dry cycles loosen the substrate that held the original Schluter trim, and the perimeter starts to wander.
- Sand or joint material is washing out after every storm. A compromised drainage layer, often TROBA, lets water sit instead of moving through. You’ll see sand pooling near the gutter line after heavy rain.
- Pavers rock when you step on them. This comes from base settlement or a crushed drainage membrane. It starts near the driveway apron, where the car’s weight lands, and spreads from there.
- You can see a visible gap between the paver field and the driveway slab. That gap means a DILEX movement joint either wasn’t installed or has detached from the concrete. Once that joint goes, the two surfaces grind against each other.
- Rust-colored streaks appear at the paver edge. Aluminum edge profiles don’t rust, but the fasteners some Miami installers substitute do. When water hits cheap screws, the stain travels right into the paver face.

AfterReplacement Cost & What’s Included

In Miami, a Schluter edge and drainage repair on an existing paver driveway usually lands between $1,500 and $4,500, depending on how many linear feet of trim need replacing and whether we’re re-setting the base at the perimeter. A full paver driveway replacement runs $8,260 to $21,240, which includes demolition of the old surface, base compaction, new Schluter-compatible profiles, and the pavers themselves.
Every quote we give is a written price before work starts. That number covers the parts, the labor, and the cleanup. You’ll know what’s excluded too, because we put it in writing at the same time. If a repair fails within 365 days, we come back and fix it at no charge under our Done Right Promise.
DIY or Call Us?
You can safely check a few things yourself: look for obvious gaps between the paver field and the concrete, note where sand collects after rain, and see if any edge trim is bent away from the pavers. That tells us a lot before we even arrive.
What we don’t recommend is pulling up edge profiles or re-setting pavers without the right base work underneath. You’ll see Miami homes where someone glued a loose paver back down and called it fixed, and now that one patch sits an inch higher than everything around it. The homeowner saved a few dollars and created a tripping hazard by their front door. If the movement joint is gone or the drainage is crushed, the fix isn’t a hammer and a tube of adhesive – it’s pulling the section and doing the base properly. Give us a call at (850) 780-8123 and we’ll tell you what you’re actually looking at.
FAQs

In Miami’s heat and rain, Schluter edge profiles and movement joints typically last 10 to 15 years, while the pavers themselves can last 25 years or more. The failure point is almost always the trim and drainage layer, not the paver itself.
Yes, in most cases we can replace the failed Schluter profile, re-set the perimeter pavers, and re-compact the base without touching the interior of the driveway. If the drainage layer under the whole field is crushed, though, a section or full replacement becomes the honest option.
A typical perimeter edge repair on a Miami driveway takes one day, sometimes two if we’re replacing a full run of drainage channel along the apron.
We stock the most common Schluter edge profiles, movement joints, and drainage membranes our Miami crews use, and we order any special sizes before the job starts so there’s no delay on the day of install.
If your driveway edge is creeping, your pavers are rocking, or you just want a straight read on what’s failing, call us at (850) 780-8123. We’ll tell you what needs to happen and what it costs, in writing, before anything gets torn out.
