PGT Home Additions & ADU: The Miami Owner’s Guide

If you’re planning a PGT home addition or ADU in Miami, you’re looking at an installed range of $53,100 to $153,400 for a ground-up addition, with ADU construction running $106,200 to $259,600 depending on square footage, foundation work, and finish level. We handle the full scope: permitting, foundation, framing, PGT window and door integration, roofing, and interior finish, all with a written price before a single tool leaves the truck. Most Miami homeowners come to us after realizing the “cheap bid” they got didn’t include impact-rated openings, proper elevation requirements, or the permitting timeline that Miami-Dade actually enforces.

Which PGT Models This Applies To

A second-story addition that matches the existing roofline

PGT’s home addition and ADU work in Miami typically centers on their WinGuard and Premier lines for impact-rated applications, plus their EnergyVue series when the addition needs hurricane protection without sacrificing natural light. The compatibility gotcha most owners miss: not every PGT line is rated for every elevation zone. If your addition sits in a high-velocity hurricane zone (HVHZ), which covers most of Miami-Dade County, you need the WinGuard line with the proper HVHZ certification, not the standard impact version. We verify this against your permit set before ordering anything, because installing the wrong rating means failing inspection and paying for the fix twice.

We’re an independent service provider, not affiliated with PGT, which means we can recommend what actually fits your project rather than just one brand’s catalog. For ADU projects where budget matters more than a PGT-specific spec, we also work with KraftMaid for cabinetry and Cambria or Silestone for surfaces, but the window and door package stays with PGT when the permit calls for impact-rated openings.

Signs Your PGT Home Addition or ADU Plan Is Heading Wrong

  • The permit drawings don’t match the site. Miami lots have setback requirements, easements, and elevation rules that generic online plans ignore. If your drawing shows a wall two feet from the property line in Coconut Grove, that’s not getting approved.
  • The foundation spec doesn’t account for Miami soil. Much of Miami sits on limestone or fill. A foundation designed for generic “Florida soil” will heave, crack, or fail inspection when the soil report comes back different than the plan assumed.
  • Your quote bundles the whole job as “addition” with no line items. That’s how change orders happen. A real Miami addition quote breaks out concrete, framing, roofing, windows, electrical, plumbing, and finish separately.
  • The PGT window schedule specifies the wrong product line. If the plan says “impact windows” but doesn’t specify WinGuard HVHZ-rated, someone is about to sell you a window that won’t pass Miami-Dade inspection.
  • Nobody mentioned flood elevation in the estimate. In Miami, an ADU or addition in a flood zone often needs the finished floor raised. That means more fill, taller stem walls, and a different stair configuration. If it’s not in the quote, it’s coming as a surprise.

Replacement Cost & What’s Included

For a home addition in Miami, $53,100 gets you a modest single-room addition with basic finishes, standard PGT windows, and a simple roofline tie-in. At $153,400, you’re looking at a larger multi-room addition, higher-end finish work, maybe a bathroom, and more complex foundation or structural work. ADU construction ranges higher at $106,200 to $259,600 because it includes a full kitchen, bathroom, separate utility connections, and its own impact-rated openings.

Scope Miami Installed Range
Home Addition (single room) $53,100 – $94,400
Home Addition (multi-room) $94,400 – $153,400
ADU Construction $106,200 – $259,600
Garage Conversion $35,400 – $94,400

What drives the range: square footage, foundation type, roof tie-in complexity, PGT window count and line, plumbing runs, and finish level. We include the written price, the permit set coordination, the PGT product ordered to spec, all labor, and the 365-Day Done Right Promise. If anything isn’t right within a year, we fix it at no cost. That applies to the whole addition, not just the windows.

DIY or Call Us?

If you’re in the planning phase, you can do real work: pull your property survey, check your Miami zoning district, and measure your setbacks. That saves time and gives us a head start on the permit set. But once concrete, framing, roofing, or electrical enters the picture, this is not a weekend project. A Miami addition has to stand up to hurricane wind loads, meet elevation requirements, and pass Miami-Dade inspections. When a homeowner tries to save money by acting as their own general contractor, the most common outcome we see is a half-finished shell with a stop-work order taped to it. We take over those jobs regularly, and the second attempt always costs more than the first quote would have.

Tell me what you need done. I’ll tell you what it costs and when it’s finished, and I’ll mean both. Call (850) 780-8123 and ask for Isaac Pruett. He’ll walk the site, read the lot, and give you a straight number.
