Oldcastle Roofing: The Miami Owner’s Guide

We stock and install Oldcastle-compatible roofing parts across Miami, with most repair and replacement work landing between $470 and $2,125 for standard repairs and $9,440 to $23,600 for full roof replacement. If you have a failed component on an Oldcastle roof, we can usually diagnose it same week and often have the part on hand or sourced within a day. What usually brings homeowners to this page is a ceiling stain after heavy rain, a missing shingle or tile they spotted from the driveway, or water pooling in a spot that used to drain fine. The part itself is rarely the whole story. The failure point is often the seal, the flashing, or the underlayment that Oldcastle’s product line was designed to work with.

We’re an independent Miami service provider, not affiliated with Oldcastle, but we work with their product lines regularly and know where they fail in South Florida’s climate.

Which Oldcastle Models This Applies To

Oldcastle’s roofing footprint in Miami shows up most often in two places: their concrete roof tile lines and their architectural shingle products sold through regional supply houses. The concrete tile side includes their low-profile and high-profile barrel tiles, flat tiles, and their interlocking profiles. On the shingle side, you’ll find Oldcastle-branded architectural shingles that share design DNA with the major national brands but with their own spec sheets and color runs.

Here’s the compatibility gotcha we see on Miami roofs every month: Oldcastle concrete tile is not universally interchangeable between their own profiles. A homeowner sees a cracked barrel tile, buys what looks like the same shape online, and the new tile doesn’t seat because the interlocking lip or the water channel spacing is off by a quarter inch. You have to match the specific profile, not just the general look. The tile backs usually carry a stamp or a molded code. Take a photo of the back of a broken tile before you toss it. That photo saves us a return trip to the supplier and saves you a second service charge.

For parts themselves, the honest answer is that OEM Oldcastle components are worth it for tiles and flashing, because the dimensions and the color weathering matter. For underlayment, sealants, and fasteners, quality aftermarket equivalents perform just as well in Miami’s heat and rain, and they often cost less without cutting corners.

Signs Your Oldcastle Roofing Is Failing

  • Water stains on ceilings or walls, especially after wind-driven rain. This usually means a cracked or slipped tile, or a failed seal where a roof penetration (vent, pipe, skylight) meets the Oldcastle tile or shingle. In Miami, wind-driven rain finds entry points a calm drizzle never will.
  • Granules collecting in gutters or at downspout bases. On shingle roofs, this is the surface wearing away. By the time you see granules in the gutter, the shingle’s protective layer has already lost a meaningful percentage of its mass, and Miami’s UV is accelerating what’s left.
  • Cracked, chipped, or missing tiles visible from the ground. Concrete tiles take hits from falling fronds, coconuts, and the occasional golf ball. A hairline crack that doesn’t leak today can let moisture into the tile body, and once it saturates, the tile gets heavier and more likely to break loose in the next tropical storm.
  • Sagging areas or a roof line that looks wavy when you stand back from the street. This is never just an Oldcastle part issue. It means the decking or the underlayment beneath the tiles or shingles has gotten wet and lost structural rigidity. By the time it’s visible, it’s a structural repair, not a cosmetic swap.
  • Flashing that’s pulling away, rusting, or missing at chimneys, skylights, and valleys. Flashing is the part most homeowners never think about until it fails, and in Miami’s salt air, metal flashing corrodes faster than it would anywhere inland. Oldcastle roofs are only as good as the flashing that ties them to the house.

Replacement Cost & What’s Included

In Miami, Oldcastle-compatible roof repair typically runs $470 to $2,125 depending on how many tiles or shingles we’re replacing, whether the flashing needs to come out, and whether the underlayment underneath has to be cut back and patched. A confined leak with three or four broken tiles is usually at the lower end. A valley rebuild or a chimney re-flash lands higher.

For a full Oldcastle roof replacement, expect $9,440 to $23,600. The spread comes down to roof size and slope, single-story versus multi-story access, the profile of tile you’re matching, and how much of the existing decking and underlayment can be saved. Miami roofs also get a hard look at whether the existing deck fastening meets current wind code. Pre-Andrew homes sometimes don’t, and that adds scope.

Every repair or replacement includes the part, the labor, any fasteners and sealants, haul-away of old material, and a written line-item price before any work starts. You’ll know what you’re paying before a single tool comes off the truck. Our 365-Day Done Right Promise applies to roofing work: if something we touched fails within a year, we come back and fix it at no cost to you.

DIY or Call Us?

There are things a Miami homeowner can safely check: take photos of visible tile damage, note where interior stains line up with roof penetrations, and clear gutters so you can see what’s washing down. But walking an Oldcastle tile roof is not one of those things. Concrete tile is brittle when loaded wrong. Your weight in the wrong spot turns one broken tile into six, and a 30-foot fall on a tile roof doesn’t end well. If the failure is anything beyond a single tile you can reach from a ladder with both feet on the ground, call us.
