Mr-Glass Home Additions & ADU: The Miami Owner’s Guide

A failing Mr-Glass home addition or ADU component in Miami typically costs between $53,100 and $153,400 to repair or replace correctly, depending on what failed and how far the damage spread. We stock or can source Mr-Glass-compatible parts and our crew can usually diagnose the issue within one visit. Most Miami homeowners discover the problem when they notice water staining at a wall-to-roof connection, a door that suddenly binds in its frame, or a floor that feels soft underfoot in one specific spot. The failure often starts small: a flashing detail pulled loose during a summer storm, a settling pier under a slab-on-grade addition, or a window buck that was never properly flashed when the original ADU went in. Left alone in Miami’s humidity, a small failure becomes a structural one inside six months.

We’re an independent service provider. Mason Remodeling Co Miami is not affiliated with Mr-Glass, but we’ve worked on enough of their products across Miami to know exactly what fails, why it fails, and what it takes to fix it properly.

Which Mr-Glass Models This Applies To

A second-story addition that matches the existing roofline

Mr-Glass home additions and ADUs in Miami come in several series configurations, and the parts are not all interchangeable. The most common units we service are the single-connector room additions (typically 12 x 16 or 14 x 20 footprints) and the two-story ADU shells built on reinforced concrete piers. If you have the original paperwork, look for the series plate on the inside of the main electrical panel door or on the underside of the sill plate near the entry door. That plate lists the series code, the original installation date, and the spec for the connecting hardware. If the plate is gone, measure the wall height at the exterior: 8-foot walls use a different sill anchor pattern and flashing profile than 9-foot walls, and ordering the wrong set means the new part won’t seat correctly.

When a part fails, you’ve got a choice: OEM replacement or a quality aftermarket equivalent. For Mr-Glass specifically, we recommend OEM for anything structural or weather-facing (flashing kits, anchor bolts, ridge beams, window bucks). The aftermarket flashing sold generically in Miami supply houses is often 26-gauge galvanized, but Mr-Glass originally spec’d 24-gauge minimum with a wider hem on the drip edge. That thinner material curls within two years under direct Florida sun. For interior items like door hardware, drywall bead, or baseboard, a quality aftermarket equivalent from a brand we vet performs just as well and often costs 20 to 30 percent less. We’ll tell you which is which before you spend a dollar.

Signs Your Mr-Glass Home Additions & ADU Is Failing

  • Water staining where the addition meets the original house. The connector flashing between the main structure and the Mr-Glass module is the first thing to fail. Miami’s afternoon downpours find any gap, and what starts as a brown line on the ceiling becomes a drip inside two or three storms.
  • A door or window that suddenly sticks or won’t latch. This is almost always a settling or shifting issue at the foundation piers or the sill plate. Mr-Glass modules sit on pier-and-beam supports, and Miami’s sandy soil shifts more than people expect. When one corner drops a quarter inch, every opening in that wall shifts with it.
  • Soft or springy flooring near exterior walls. This is the warning nobody wants to find. Water gets in through a failed flashing detail, runs down the wall cavity, and soaks the subfloor. By the time you feel the soft spot, the damage is already done and the repair includes floor framing, not just a patch.
  • Visible rust or corrosion on anchor bolts or metal connectors. Salt air is aggressive. Mr-Glass modules within five miles of the Miami coast corrode visibly faster than inland units. If you can see rust on the metal, it’s thinner than it looks once you start removing it.
  • Cracks in the ceiling drywall that run in a straight line. A straight crack along a joint or seam means the module has shifted enough to pull the drywall apart. A hairline spider crack is normal settling. A straight, widening crack is a structural symptom.

Replacement Cost & What’s Included

A finished backyard cottage with a small covered porch

Repair or replacement of a failing Mr-Glass home addition or ADU component in Miami runs from $53,100 on the low end for contained repairs like a flashing replacement and localized drywall repair, up to $153,400 for a full structural remediation: new foundation piers, wall rebuild, new roof connection, and finish work. Most jobs we quote land in the $70,000 to $110,000 range once we open the wall and see what Miami’s climate actually did. The spread comes down to four things: how long the failure has been active, whether the foundation piers are still sound, how much of the original Mr-Glass framing can be saved, and the finish level you want when we put it back together.

Every quote we give is a written, line-item price before any work starts. You’ll see the parts cost, labor, materials, and our warranty terms in plain language. The warranty on our Mr-Glass repair work runs 365 days from the completion date. If something we fixed fails within that year, we come back and make it right at no charge. No dispute process, no conditions.

DIY or Call Us?

You can safely do two things: document the problem with photos and check the obvious visual markers we listed above. That’s it. Opening the wall of a Mr-Glass module, pulling flashing, or trying to jack a settled pier is not a weekend project. The structural connector system carries real weight, and if you loosen the wrong bolt, you can drop a section of roof or wall onto yourself. We’ve torn out more than one homeowner’s attempted repair after a YouTube tutorial made it look easy. The materials were usually wrong for the Miami climate, and the original problem was still there underneath whatever got covered up.

If the symptom is water staining, soft flooring, or a structural crack, call us. The sooner a failing Mr-Glass component is caught, the smaller the repair. A flashing replacement is a one-day job at the low end of that range. A full structural rebuild after a year of ignored water intrusion is the high end. Call (850) 780-8123 and we’ll get a crew out to look.
