James Hardie Fence Installation: The Miami Owner’s Guide
James Hardie fence installation in Miami typically runs $4,130 to $10,620, and most jobs are finished in two to four days once materials are on site. We stock HardiePlank lap siding and HardieTrim boards sized for fence applications, plus the correct fasteners and flashing for South Florida’s wind and moisture conditions. Most homeowners call us after a storm has ripped panels loose or a post has started leaning in soil that never fully dries out. You’ll know it’s time when the fence groans in the wind, or you can push a panel and watch the whole run flex.

Mason Remodeling Co Miami is an independent installer. We are not a James Hardie dealer or affiliate, which means we can give you an honest read on what’s worth replacing and what’s not.
Which James Hardie Models This Applies To

James Hardie doesn’t manufacture a prefabricated fence system the way it makes siding. The product we install is HardiePlank lap siding and HardieTrim board applied to a properly framed fence: pressure-treated posts set in concrete, horizontal rails, and the Hardie material fastened as the visible face. The relevant product lines are HardiePlank HZ5 and HZ10 (the “HZ” rating is Hardie’s climate zone designation), and HardieTrim NT3 boards, which are 3/8-inch thick and work well for trim caps and horizontal top rails. In Miami, you want HZ10, which is rated for Florida’s high-humidity, high-wind climate zone.
The compatibility gotcha most people don’t know: HardiePlank is 5/16-inch thick fiber cement. Standard wood fence fasteners will crack it at the edges. You need either the Hardie-recommended galvanized roofing nails or, better, ribbed stainless siding nails with a 0.121-inch shank driven no closer than 3/8 inch from the board edge. We stock both. Aftermarket equivalents exist, but for a fence that takes direct Miami sun and salt air, the OEM-specified fastener is not where you save money.

Signs Your James Hardie Fence Installation Is Failing
- Panels lifting at the bottom edge. This is almost always ground contact. Fiber cement wicks moisture, and if the bottom course sits closer than 2 inches to soil or sits in standing water after a Miami downpour, it swells and delaminates. The fix is trimming the panel up and installing a rot-resistant bottom rail or concrete curb.
- Hairline cracks running from fastener holes. Someone used the wrong nails, likely a standard nail gun with too much driving pressure. The crack starts at the hole and runs to the board edge within a season. This panel can’t be re-fastened; it needs replacing.
- The whole fence leans from the base. Your posts were not set deep enough or lacked concrete. In Miami’s sandy, saturated soil, an 8-foot post needs to be buried a full 2 feet plus set in concrete, or the first strong thunderstorm gusts will walk it right out of plumb.
- Boards have a chalky white film that won’t rinse off. That’s efflorescence, minerals leaching out as trapped moisture evaporates. It tells you the back side of the board has been wet for months. If the source isn’t corrected, the board will fail from the inside out.
- Gaps where panels meet the post. Hardie expands and contracts with temperature and moisture swings, and Miami gets plenty of both. Without a 1/8-inch expansion gap at every post and joint, panels bind, bow, and eventually crack at the corners.

AfterReplacement Cost & What’s Included
For a full James Hardie fence installation in Miami, expect $4,130 to $10,620 depending on linear footage. A 50-foot run with a single gate typically lands on the lower end. A 150-foot perimeter with two gates, post replacement, and the old fence hauled away lands at the top. Here’s the line-item breakdown:
- Materials (HardiePlank, HardieTrim, fasteners, posts, concrete): $1,800 to $4,700
- Labor (demo of old fence, post setting, framing, install, cleanup): $1,900 to $4,900
- Gates (built to match, hardware included): $430 to $1,020 each
The range moves based on how much old fence has to come out, whether your existing posts can be reused (usually they cannot), and access to the work area. You get a written price before we start, broken down so you see parts, labor, and material separately. No change orders unless you change the scope. The work is covered by our 365-Day Done Right Promise: if something isn’t right within a year of completion, we fix it at no cost.

DIY or Call Us?
What you can safely do yourself: knock on each panel and listen for a hollow, rotten sound, check for soil contact, and look for cracks radiating from fasteners. That tells you what you’re dealing with. What you should not do is attempt to re-nail or replace fiber cement panels on a tall fence without the right fasteners and a proper backer. Get it wrong and a panel comes loose in a wind event and becomes a projectile. A 5/16-inch sheet of fiber cement moving at storm speed goes through a screen enclosure like paper.
This is also not a one-person job. Full sheets are heavy and awkward. Setting posts straight and level in Miami soil takes two people and the right bracing. If in doubt, call us at (850) 780-8123. We’ll tell you straight whether it’s a repair or a replace.
FAQs

A properly installed James Hardie fence in Miami lasts 25 to 35 years, with a repaint every 7 to 10 years. The Hardie material itself won’t rot or get eaten by termites, but unpainted or poorly flashed edges will wick moisture and shorten that lifespan significantly. Call (850) 780-8123 if you want us to look at yours.
Yes, if the posts are still sound and the damage is limited to a few panels or one gate. We match HardiePlank texture and repaint to blend, though color-match on sun-bleached Miami fences means painting the entire run so it doesn’t show. Call (850) 780-8123 and we’ll tell you which applies.
Most Miami fence installations take two to four days, depending on linear feet and whether we’re pulling old posts. Demolition and post setting day one, framing and panel install day two, gates and trim day three if needed. We’ll give you a schedule in writing with your quote.
We keep HardiePlank HZ10 lap siding, HardieTrim NT3 boards, and the matched fasteners in stock for typical Miami fence repairs. Specialty textures or wide trim sizes get ordered per job, usually a three to five day lead time. Call (850) 780-8123 and we’ll confirm what’s on the truck today.
