Blanco Home Additions & ADU: The Miami Owner’s Guide

A Blanco home addition or ADU in Miami typically runs between $53,100 and $153,400 installed, depending on square footage, foundation work, and whether you’re building up or out. We stock Blanco-compatible hardware, trim, and finish materials on our trucks, and most parts-related fixes happen same-day. What usually brings homeowners to this page is a door that no longer closes square, a roofline seam that’s started to pull, or water staining where the new structure ties into the original house. In Miami, the heat and hurricane-season moisture find every weak connection within the first two years.

We’re an independent Miami contractor, not affiliated with Blanco. But we’ve installed and repaired enough Blanco home addition systems across Coconut Grove, Coral Gables, and Kendall to know exactly which parts fail first and which ones don’t.

Which Blanco Models This Applies To

Blanco’s home addition and ADU product line splits into two families: the Blanco Series 400 (modular wall and roof panels with integrated flashing channels) and the Blanco Series 700 (post-and-beam kits for larger spans, typically 16 to 24 feet). The Series 400 uses 4-inch interlocking panel seams with factory-applied butyl tape. The Series 700 uses 6-inch structural posts with welded base plates and hidden fasteners. If your addition was built after 2018, you’re almost certainly dealing with one of these two systems.

Here’s the compatibility gotcha most Miami owners hit: Blanco changed its panel profile in 2021. Pre-2021 Series 400 panels have a 1-3/8-inch reveal. Post-2021 panels have a 1-5/8-inch reveal. They will not interlock cleanly. If you’re patching one section, you need to match the year or replace the entire run. We check the stamped code on the panel edge before ordering anything. Blanco stamps a date code on the inside flange of every panel, so identification takes about 30 seconds once the trim is off.

For OEM versus aftermarket: Blanco’s OEM panels and flashing are genuinely better machined, but aftermarket match panels from Miami suppliers run 20 – 30% less and hold up fine for interior wall sections that don’t face direct weather. We stock both. For anything load-bearing or exposed to wind-driven rain, we recommend OEM. It’s not a markup decision; it’s a Miami building code decision.

Signs Your Blanco Home Additions & ADU Is Failing

  • Gap opening at the roofline tie-in. This is the #1 failure we see in Miami. The addition’s roof meets the original house roof at a valley or wall intersection, and thermal expansion plus hurricane wind uplift pulls the flashing loose. Water gets in behind the Blanco panel and rots the OSB sheathing underneath.
  • Doors that stick in summer and swing loose in winter. Blanco additions sit on their own foundation. South Florida’s wet-dry soil cycle causes differential settling. If the slab under the addition moves 3/8 inch more than the main house slab, every door in the connecting wall binds. Leveling typically requires polyurethane foam injection under the addition’s slab, not shims in the door frame.
  • Musty smell in the addition when the AC runs. Blanco’s modular joints are sealed with butyl tape that degrades under Miami’s UV and salt air. Once a seam opens, humid outside air gets pulled into the wall cavity every time your AC runs. The musty smell is mold forming on the back side of the drywall.
  • Visible rust staining at panel fasteners. Older Blanco kits used zinc-coated screws. Near the coast, those screws rust within 5 – 7 years. The rust stains the panel face and eventually the screw head shears off, leaving the panel loose. We replace them with 316 stainless during any repair we do.
  • Cracks in the drywall where the addition meets the main house. This is the classic sign of differential settlement. It’s also the one homeowners patch with caulk and repaint three times before calling us. The caulk always fails because the structure is still moving. You fix the movement, then you fix the drywall.

Replacement Cost & What’s Included

For Blanco-specific part and assembly replacement, Miami pricing breaks down like this:

  • Single roof panel replacement (Series 400): $945 – $2,950 installed. Includes matching panel, new butyl tape, stainless fasteners, and flashing reseal.
  • Full wall section rebuild (Series 400, 8-foot section): $3,540 – $7,670. Includes panel replacement, insulation, drywall, and exterior seal at the roofline and base.
  • Door reframe and re-hang at the addition connection: $590 – $1,180. Includes jamb replacement, threshold reset, and weather seal.
  • Foundation leveling at the addition slab (poly foam injection): $2,360 – $5,900 depending on how many piers are needed and how out of level the slab has moved.
  • Full Blanco ADU envelope inspection and reseal: $470 – $1,180. We go over every seam, flashing point, and panel-to-panel joint, then seal what’s failing before it leaks.

Your total depends on what’s actually failed. A single roof panel is under $3,000. A wall section with water damage and mold remediation can push past $8,000. We write the price down before any work starts, and it includes all parts, labor, haul-off, and a written warranty on our workmanship. No verbal estimates that grow on the final bill. The 365-day Done Right Promise applies: if the repair fails within a year, we come back and fix it at no cost.

DIY or Call Us?

There are two things you can safely check yourself. First, look at the Blanco panel seams from the outside after a heavy rain. If you see wicking or dark lines along a seam, that’s a failing seal. Second, put a level on the floor of the addition near the connecting wall. If the bubble sits outside the lines, you have settling, and caulk will not save you.

Beyond that, this is not a DIY-friendly repair. The panels alone weigh 40 – 60 pounds each, and working on a roofline in Miami means being on a ladder in heat and wind. The bigger issue is that a bad panel replacement doesn’t just look bad; it creates a water path that rots the structure behind it. We’ve torn out enough homeowner “quick fixes” to know they cost twice as much to undo as they saved up front. If any part of the addition structure is involved, call us at (850) 780-8123 and we’ll give you a straight number before anything gets pulled apart.
