Atlas Windows & Doors: The Miami Owner’s Guide

If you have an Atlas window or door that won’t close, lock, or seal, we stock the replacement parts and install them for $470 – $2,125 depending on what failed. Most Atlas roller assemblies, balances, and weatherstripping jobs are done the same day we arrive. You’ll usually discover the problem the hard way: a window that drops shut on your fingers, a sliding door that grinds instead of glides, or a lock that hasn’t worked since last hurricane season.

Mason Remodeling Co Miami is an independent service provider. We’re not an Atlas distributor, but we work on Atlas windows and doors across Miami every week, and we keep the common failure parts on our trucks.

Which Atlas Models This Applies To

A built-in window seat in a bay window

Atlas has built a few distinct window and door lines over the years, and the parts are not all interchangeable. The most common units we see in Miami homes are single-hung and horizontal roller windows from the Series 500 and 600 lines, along with Atlas sliding glass doors from the 700 series. Here’s the gotcha: the roller assembly for a Series 500 window does not fit a Series 600 frame. The track profile is different. So before you order anything online, pull the sash and read the etched label on the frame edge. It has the series number, and that’s the only reliable way to match a replacement.

Atlas doors are simpler to identify. The lock stile usually has a small badge near the handle, and the door’s build date is on a sticker on the hinge edge. If the sticker’s gone, measure the thickness of the glass panel and the width of the roller channel. We can match it from there. For most Atlas parts, we recommend OEM where it’s still available, because the plastic compound Atlas used in their roller housings was slightly softer than generic replacements, and the wrong compound chews up the aluminum track. Quality aftermarket parts work fine for weatherstripping and lock sets.

Signs Your Atlas Windows & Doors Is Failing

  • The sash feels heavy or drops when you lift it. That’s a failed balance or a broken coil spring in the side jamb. Atlas balances wear out faster in Miami’s humidity because the coil lubricant breaks down, and the spring starts binding.
  • The window or door grinds, skips, or rides unevenly. A flat-spotted roller or a clogged track. Atlas rollers use a nylon wheel, and after years of salt air, the wheel stops spinning and starts carving a flat edge into itself.
  • The lock won’t engage without a fight. Usually the keeper moved, or the frame settled slightly. On Atlas sliding doors, the lock hook and receiver misalign by a few thousandths, and that’s all it takes.
  • You feel daylight or a draft around the frame edge. The wool pile weatherstripping on Atlas units compresses permanently after five to seven years. Miami’s summer heat speeds that up.
  • Condensation between the glass panes. The IGU seal has failed. On Atlas windows, that means a full sash replacement, not just a part swap.

Replacement Cost & What’s Included

A remodeled family room with new windows and a window seat

Installed Atlas window and door parts in Miami run from $470 for a simple balance or roller swap up to $2,125 when the job requires a full sash assembly or a door roller plus track realignment. Here’s the breakdown:

Service Typical Miami Installed Price
Roller assembly replacement (per window/door) $470 – $825
Balance or coil spring replacement (per sash) $470 – $710
Weatherstripping replacement (per opening) $295 – $550
Lock set or keeper replacement $470 – $825
Full sash replacement with IGU $1,180 – $2,125

The price includes the part, labor, disposal of the old piece, and a written line-item quote before we start. What drives the range? Series compatibility, whether the frame needs cleaning or track work, and whether you have a first-floor or high-rise opening. We don’t charge a separate trip fee on accepted quotes. Every part we install carries a 365-day workmanship guarantee, and the Threshold Standard applies to every tech who walks through your door: background-checked, uniformed, photo ID on arrival.

DIY or Call Us?

Most Atlas window and door parts fail quietly, and by the time you notice, the damage is already done to the metal track or the frame. You can safely check the obvious things: clean the track with a dry rag, check for loose screws on the keeper, and note which window or door model you have before calling. What you shouldn’t do is force a seized window up or yank a sliding door off its track. A window sash with a failed balance can drop without warning, and a sliding glass door with both rollers gone can tip and take a pane with it. If you’ve got a high-rise unit or the opening faces the street, call us instead of throwing your back at it.

If you want to try a swap yourself, we’ll sell you the right part and tell you honestly whether it’s worth your time. But if you’d rather not learn why Atlas used a different roller housing on their 500 series than their 600 series, call Isaac and the crew at (850) 780-8123.
