Sakrete Home Additions & ADU: The Miami Owner’s Guide

If you’re planning a home addition or ADU in Miami on a Sakrete foundation, slab, or concrete stem wall, the installed cost typically runs $53,100 to $153,400 depending on square footage, finish level, and site conditions. Mason Remodeling Co Miami handles the full build, from form boards and rebar through final inspection, and we’ll match your Sakrete product specifications to the structural plan before a single yard of concrete is ordered. What usually brings homeowners to us is a foundation problem they can see: a hairline crack that’s widened after a heavy rainy season, efflorescence blooming across a block wall, or a slab edge that’s started to spall and flake. In most cases, we can price the fix or the full build on the first visit.

Most Miami homeowners find the issue during the dry season, when the ground pulls away from the slab edge and reveals settlement they couldn’t see while the soil was swollen with summer rain. Others notice it after a homeowner-built ADU starts pulling away at the tie-in where new Sakrete meets the original structure. We’ve seen every version of it across Coconut Grove, Coral Gables, Kendall, and the Upper East Side over the last decade plus, and the fix always starts with the same question: what’s under it, and what’s it sitting on.

Which Sakrete Models This Applies To

Sakrete makes a range of concrete and mortar products that show up in home additions and ADU work in Miami. The most common we encounter are Sakrete High-Strength Concrete Mix (4,000 psi), Sakrete 5000 Plus (5,000 psi), Sakrete Sand Mix, Sakrete Mortar Mix, and Sakrete Top’n Bond for slab-edge repairs. If your addition or ADU sits on a concrete footing poured from one of these bagged mixes, or if your CMU block walls were laid with Sakrete Type S or Type N mortar, this page covers the repair and buildout work we do.

Here’s the compatibility gotcha most people miss: Sakrete’s 4,000 psi mix and 5000 Plus are not interchangeable for load-bearing elements in Miami. The Florida Building Code requires 3,000 psi minimum for exterior footings in most residential work, but coastal wind zones and flood-prone lots in Miami-Dade often push engineers to spec 4,000 psi or higher. If your original addition was poured with High-Strength Mix and an engineer now spec’s 5000 Plus for the ADU tie-in, we match the bag label and the batch date to the structural drawing before the pour. We also check for the newer Sakrete air-entrained formulations, because non-air-entrained concrete in South Florida’s wet-dry cycling tends to spall faster above grade.

When it comes to OEM versus aftermarket: Sakrete doesn’t sell “parts” in the mechanical sense, but the equivalent decision is whether we patch and repair with exact-match Sakrete products or rebuild with a comparable spec mix from a local Miami batch plant. Our default is to match the original product line whenever structural continuity matters, because two different concrete mixes with different shrinkage rates will telegraph a crack line right where they meet. If you’re matching a cosmetic patch or a non-structural fill, there’s more latitude, and we’ll tell you where the savings are real and where they’re a bad trade. We are an independent Miami contractor, by the way. We’re not affiliated with Sakrete or its distributors, but we’ve built and repaired on their products for years and know how each mix behaves in Florida soil.

Signs Your Sakrete Home Additions & ADU Is Failing

  • Stair-step cracks in block walls. This is the most common failure we see in Miami ADUs. It follows the mortar joints in a diagonal pattern and means differential settlement at the footing. The fix is rarely just repointing the joint; something under the wall is moving.
  • Slab edge spalling or flaking. South Florida’s shallow water table and salt air conspire to break down concrete at the edges. Spalling at grade along a patio or ADU slab edge means moisture is wicking up and popping the surface. Sakrete Top’n Bond can handle a thin cosmetic patch, but if rebar is exposed and rusting, it’s a rebuild of that section.
  • Interior drywall cracks that keep coming back. If you’ve patched a drywall crack above an ADU door or window twice and it’s back within a season, the frame is flexing. That’s a structural load issue, not a finishing problem, and it’ll keep telegraphing until the underlying concrete work is corrected.
  • Gaps opening between the addition and the original house. Where new Sakrete footings meet an older home’s foundation, settlement happens at different rates. A widening gap at the tie-in point is the structure trying to separate. We’ve fixed this in Coconut Grove enough times to know it never self-corrects.
  • Water pooling at the slab edge after rain. Standing water against a concrete stem wall is the slow killer. It erodes the soil, undermines the footing, and pushes hydrostatic pressure against the wall. In Miami’s wet season, a week of poor drainage does more damage than a year of normal wear.

Replacement Cost & What’s Included

For ADU construction, plan on $106,200 to $259,600 in Miami, depending on whether you’re building a studio efficiency or a two-bedroom unit with its own kitchen and bath. A garage conversion runs $35,400 to $94,400, and a standard home addition lands in the $53,100 to $153,400 range shown at the top of this page. The spread is driven by square footage, site access, soil conditions, and finish level, not by padding.

Every number we give in Miami is a written price before work starts. That written price includes the Sakrete or spec-matched materials, formwork, rebar, tie-in detailing, and labor. It includes permits pulled and inspections scheduled in Miami-Dade. It includes our 365-Day Done Right Promise: if the work isn’t right within a year of completion, we make it right at no cost to you. And it includes a written guarantee on every project with terms stated plainly, including what’s covered, what’s excluded, and for how long. When Isaac Pruett walks your site, he’s going to give you a straight number with no padding and a schedule he intends to keep.

DIY or Call Us?

Mixing a bag of Sakrete and patching a sidewalk seam is a reasonable Saturday project for a Miami homeowner. Pouring a load-bearing footing for an ADU, forming a stem wall, and tying new concrete into an existing foundation is not. If you get the mix wrong, the cure wrong, or the rebar placement wrong, you’re not saving money; you’re paying us to tear out your pour and start over, which costs more than doing it right the first time.

What you can safely check yourself: look for the cracks, the spalling, the gaps, and the drainage issues listed above. Take photos with a tape measure for scale. That gives us a head start. Then call us at (850) 780-8123 for a free estimate and site walk. We’ll tell you what’s urgent, what can wait, and what it costs. No surprise invoices, and no verbal estimate that grows by the final bill.

FAQs

How long does a concrete foundation or slab last in Miami?

A properly poured and cured Sakrete footing or slab in Miami can last 50 to 80 years, but the real answer depends on drainage, soil movement, and salt exposure. Poor grading or standing water at the slab edge can cut that lifespan dramatically. We’ve seen 20-year-old slabs in Kendall that look near new and 10-year-old ADU foundations in the Grove that need major work, and the difference is always water management.

Can a cracked Sakrete foundation be repaired instead of replaced?

Yes, in many Miami cases. Hairline settlement cracks without displacement can be epoxy-injected and monitored. Stair-step block cracks, slab separation, or rebar exposure usually require section replacement rather than surface patching. We’ll tell you which category you’re in after a site inspection, not before, and the repair price is always written before the work starts.

How long does a home addition or ADU build take in Miami?

A simple slab repair or stem wall rebuild is typically a one- to two-week project once permits are in hand. A garage conversion runs two to four months. A full ADU from footing to final inspection in Miami-Dade generally takes five to eight months depending on scope and inspection scheduling. We give you a schedule in writing along with the price, and we finish within it.

Do you stock Sakrete products on the truck?

We keep Sakrete High-Strength Mix, Top’n Bond, and Sand Mix on our trucks for repair calls, along with the forms, rebar, and ties on our supply trailers. If your project needs the 5000 Plus or a specific air-entrained mix, we pull it from our Miami supplier before the pour day, so it’s fresh on-site when the mixer arrives.
