ActiveYards Windows & Doors: The Miami Owner’s Guide
We stock and install ActiveYards-compatible replacement windows and doors throughout Miami, FL. Most replacements on an ActiveYards frame run between $4,720 and $15,340 installed, depending on whether we’re doing a full window replacement ($5,310 – $17,700) or a more targeted door or sash swap. If we have the part on the truck, we can often finish the job the same day. You’ll usually discover the failure the same way every Miami homeowner does: a crank that suddenly spins free, a sash that drops an inch when you unlock it, or a door that scrapes the frame after one too many summer humidity cycles.

Which ActiveYards Models This Applies To
ActiveYards builds its windows and doors across several series lines, and the part interchange is not always obvious. The most common frames we service in Miami are the 2000 Series (single-hung and casement), the 3000 Series (wider sash profiles, more impact-rated glass packages), and the 4000 Series (heavier extrusion, built for coastal wind loads). Here’s the compatibility gotcha most owners miss: the corner key and hinge hardware changed between the 2000 and 3000 Series, so a crank handle from a 2000 Series window will not seat correctly on a 3000 Series casement, even though both say “ActiveYards” on the label. If you can still read the white sticker inside the frame channel, look for the four-digit series code above the barcode. That number tells us the part faster than the model name does. When a part is discontinued, we match it with OEM-equivalent aftermarket hardware that mirrors the original tolerance and finish. For hardware under load, like hinge arms and locking points, we recommend OEM first.

Signs Your ActiveYards Windows & Doors Are Failing
- The crank turns but the window doesn’t move. This is usually a stripped gear inside the operator mechanism. On ActiveYards casements, the plastic spline inside the crank handle wears before the metal gears do, so sometimes the cheap fix is just the handle. Other times the worm gear inside the operator housing is gone.
- The sash drops or won’t stay open. On single-hung units, this means the block-and-tackle balance is shot. Miami’s salt air accelerates corrosion on the spring mechanism, and a window that slams shut on its own is a finger injury waiting to happen. We replace balances in pairs so both sides carry the same load.
- The door drags or won’t latch cleanly. ActiveYards door slabs pick up the same humidity cycle every South Florida home does. The slab swells in summer, the reveal goes tight at the top corner, and the strike plate no longer lines up. Sometimes it’s a hinge adjustment. Sometimes the slab has warped past adjustment.
- You feel air moving around the frame even when closed. The weatherstripping on ActiveYards frames is a foam-filled vinyl fin. After five to seven Miami summers, it compresses and loses its memory. Replacing it is cheap. Ignoring it is how you get a $100 AC bill bump in August.
- Condensation fogs between the panes. That’s the seal on the insulated glass unit, not the frame. Once the desiccant strip inside the spacer is saturated, the only real fix is to replace the glass pack. On ActiveYards frames, the glazing bead pops out and the new IGU drops in, usually under an hour per sash.

AfterReplacement Cost & What’s Included

Here’s what to expect for ActiveYards-Compatible windows and doors in Miami:
- Full window replacement: $5,310 – $17,700 installed, depending on glass package, size, and whether it’s impact-rated.
- Door slab replacement (ActiveYards-compatible): $4,720 – $15,340 installed, including hardware match and weatherseal.
- Hardware-only repair (crank, balance, hinge): $945 – $3,540 installed, parts and labor bundled.
- Glass pack / IGU replacement: $945 – $7,670 installed, depending on coatings and thickness.
What drives the range: window size, whether the opening needs new flashing or just a retrofit, impact-versus-standard glass, and series availability. The price we quote includes the part, the labor, the cleanup, and disposal of the old unit. No change orders unless we find rot or hidden frame damage, and we’ll stop to show you before we spend a dollar more. Every installation is covered by our written guarantee, and we explain the coverage terms in plain language before we start: what’s covered, what’s excluded, and for how long.
DIY or Call Us?
Some things you can safely check on an ActiveYards unit: a loose crank handle that needs its screw tightened, a latch that’s shifted a sixteenth, weatherstripping that’s peeling out of the groove. That’s homeowner-level stuff. What we’d step in for is anything involving the counterbalance hardware inside the side channels, because the block-and-tackle balance is under spring tension. When those springs release, they release fast. We’ve seen the bruises. Safety glasses and patience don’t change the physics of a loaded balance. If you’re not sure whether your window has a spring system you can see or a hidden one you can’t, call us. We’ll tell you over the phone what you’re working with, no charge for the conversation. Call (850) 780-8123 and ask for Isaac.
FAQs

In South Florida’s heat and salt air, an ActiveYards vinyl frame usually gives you 15 to 20 years of solid service. The hardware wears faster: operators and balances are typically your first replacement point at year seven or eight. Salt air and constant sun exposure in Miami accelerate both paths.
Most hardware failures, cracked glass packs, and weatherseal issues are repairable. We only recommend full replacement when the frame itself has warped, the extrusion is split at a weld, or dry rot has traveled into the rough opening. Repair is usually a quarter the price of replace, so we start there. Call (850) 780-8123 to have us look at it.
A hardware repair is usually an hour. A glass pack replacement is an hour or two. A full window or door swap runs four to six hours. We’ll give you a schedule before we start, and we finish within it. Isaac’s signature phrase covers this: “Tell me what you need done. I’ll tell you what it costs and when it’s finished. And I’ll mean both.”
We carry common hardware, balances, weatherseal, and crank operators on the truck, plus glass packs for the most common Miami window sizes. If your part isn’t on board, we order it and schedule the second visit at no additional trip charge. That’s our standard, not a promotion.
If you’re in Miami and your ActiveYards window or door needs work, call (850) 780-8123 for a free estimate. We’ll tell you who’s coming, what it’ll cost, and when it’s done. Written price before any work starts. Every time.
