Ameristar Home Additions & ADU: The Miami Owner’s Guide

We install and service Ameristar-compatible home additions and ADU structural components across Miami, with complete addition and ADU construction projects typically running $53,100 to $153,400 depending on square footage, foundation work, and finish level. Most Miami homeowners reach out after noticing failing wall connections, sagging rooflines, or water intrusion at the seam where an addition meets the original structure. If you’re seeing daylight through a wall joint or hearing creaks that weren’t there last hurricane season, the connection hardware and flashing are usually the first parts to go.

Isaac Pruett has torn apart enough Miami additions to know one truth: the parts that fail first are rarely the ones you can see from the driveway. It’s the sill plate bolts, the hurricane straps, the flashing where new framing meets old masonry. That’s where we start every diagnostic.

Which Ameristar Models This Applies To

A garage converted into a guest room and home office

Ameristar’s residential addition and ADU lines use two distinct connection systems, and they are not interchangeable. The modular panel series (the one we see most often in Miami’s 1950s ranch additions) uses a 16-inch on-center stud layout with welded corner brackets at the top plate. The post-and-beam ADU series uses a 4×6 structural post with steel saddle connectors that bolt through the beam, not into it. Measure the post width before you order anything. A 3.5-inch post takes a different saddle than a 5.5-inch post, and guessing wrong means the whole assembly sits proud of the wall by three quarters of an inch.

On the OEM-versus-aftermarket question: for flashing and connection hardware, we stock both Ameristar-branded components and the Simpson and USP equivalents we’ve verified against Miami’s wind-load requirements. The aftermarket saddles cost 20 to 30 percent less and carry the same Miami-Dade NOA rating in most cases. For anything that bolts into a load-bearing beam, we won’t substitute. That’s a written rule on our crew sheet, not a preference.

Signs Your Ameristar Home Additions & ADU Is Failing

  • Drywall cracks that run diagonally from door corners. This points to differential settling between the original slab and the addition’s foundation. In Miami’s marl-heavy soil, an addition poured without proper compaction settles unevenly within the first three to five years. The crack is the symptom; the failed connection strap behind it is the problem. Owners walk past these cracks for months. By the time they call, the strap is usually sheared clean through.
  • Water staining where the addition roof meets the main house. The valley flashing at that junction is the most common Ameristar failure point in South Florida humidity. The factory flashing is galvanized, which holds for about seven to ten years near salt air. And once that flashing goes, the OSB behind it starts turning to mulch within one rainy season.
  • A door that sticks only during summer months. Miami’s wet-dry cycle swells framing lumber. If the addition was framed with unseasoned lumber, which happens more than you would believe, you get seasonal racking that loads the hinge side unevenly. It starts with a sticky door and ends with the header pulling away from the jack stud.
  • Sagging at the ceiling center, not the walls. That usually means a failed ridge beam saddle or an undersized beam for the span. Certain Ameristar ADU kits specified a beam that was adequate in dry climates but undersized for a Miami wind-driven rain load plus saturated cedar shake. We find this on maybe one in fifteen older ADUs.
  • Termite mud tubes on the sill plate of an addition. This is not a joke. In Miami, formosan termites will eat a sill plate in a single season if the soil was backfilled against untreated wood. Ameristar sill plates are pressure-treated, but if a previous owner cut into that plate for plumbing, the cut edge is raw and open. We find active infestations on a lot of “minor” repair visits.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

A full Ameristar home addition or ADU construction project in Miami runs $53,100 to $153,400. That includes demo of the failed components, new engineered lumber, hurricane-rated connectors, flashing, drywall repair, and paint match. On the narrower end of the spectrum, a connection-hardware-only repair, say replacing failed straps and re-flashing an existing addition, typically falls between $5,900 and $16,520 depending on access and how far the damage traveled into the framing.

What drives the spread: how much framing we have to pull back, how much of the finish work is salvageable, and whether the original builder pulled permits. If we find unpermitted work, and in Miami it is maybe one in three additions, that’s a separate conversation before we touch anything. Everything we do is written down line by line before the first tool comes out, and we stick to that number unless we uncover rot that was hidden behind a wall. Even then you’ll see the written change order before we proceed. Our workmanship warranty runs 365 days from the completion date, and if it’s not right in that window we come back at no charge.

DIY or Call Us?

You can safely inspect the visible joints. Look for pulled nails, rusted connector plates, and cracked flashing. Take a photo, measure the post width if you can reach it comfortably, and compare it against the sizes we listed above. That gives us a head start. What you should not do is unbolt a post saddle or pull flashing while the roof load is bearing on that point. A loaded saddle under tension can release suddenly, and the beam it was holding doesn’t stop to ask if you’re ready.

Also worth knowing: once you loosen structural hardware, most manufacturers void the component warranty. Ameristar is no exception. When a homeowner has already “had a go at it,” the repair often costs more than it would have on day one. Call us at (850) 780-8123 and we’ll tell you straight whether it’s a repair we can dispatch for or a full replacement that needs a written quote. Tell me what you need done. I’ll tell you what it costs and when it’s finished, and I’ll mean both.
