CWS Windows & Doors: The Miami Owner’s Guide
CWS windows and doors are built for hurricane country, so when a part fails, you’re dealing with laminated glass, reinforced frames, and interlocking sashes that don’t play by standard replacement rules. We stock CWS-compatible rollers, balances, weatherstripping, locking hardware, and hinge sets for most series, and we install them for a typical range of $180 to $540 per window or door in Miami, depending on the part and the model. Most CWS owners call us after a slider starts dragging across its track or a casement crank spins without moving the sash. The part is rarely hard to find if you know who made the window. The trick is matching it to the right series without guessing.

Which CWS Models This Applies To
CWS builds several window and door lines, and parts compatibility is not universal across all of them. The two you’ll likely have are the CWS 8500 series (their mid-range impact line, common in Miami condos built from the late 2000s onward) and the CWS 7500 series (an earlier thermally broken aluminum design, still turning up in homes from the 1990s and early 2000s). Rollers, tracks, and balances from one do not fit the other. Before you order anything, open the sash and check the aluminum frame near the lock. CWS stamps a small label with the series number, glass thickness, and the manufacture date. That label is the fastest route to the right part. If it’s worn off, measure the visible glass thickness with a tape measure: 5/16-inch laminated glass usually points to the 7500; 7/16-inch or 9/16-inch laminated points to the 8500. For OEM parts, the lead time runs two to four weeks from a CWS distributor. We shortcut that by carrying quality aftermarket equivalents for common wear items, and we’ll tell you plainly if the aftermarket part is as good as the OEM or if you should wait for the factory piece. Isaac Pruett has handled enough CWS warranty-era windows in Coconut Grove and Brickell to know exactly when the original part is the only sane choice.

Signs Your CWS Windows & Doors Is Failing
- Sliding door or window drags, then stops in the same spot every time. The roller wheels have flat-spotted or the bearings have seized. On CWS sliders, the stainless rollers are pressed into housing in the bottom rail, and once they go, the sash grinds the aluminum track into dust.
- Casement window crank spins but the sash doesn’t move. The worm gear inside the operator has stripped or the crank handle splines wore out. You’ll hear a ratcheting click when the gear teeth skip. That click means the operator is done, not just loose.
- Window won’t stay open or slams shut on its own. The spring balance or block-and-tackle balance inside the frame jamb has snapped. On CWS single-hung and double-hung windows, a broken balance puts the full sash weight on one side, which then cocks in the track.
- Water shows up on the interior stool after heavy Miami rain. It’s usually the wool pile weatherstripping or the vinyl compression seal at the meeting rail. Once the seal flattens, wind-driven rain finds the weep system faster than it can drain.
- Locking point won’t engage or the handle feels loose but the door still seals. The multi-point lock rod has slipped out of alignment, or the keeper on the jamb shifted. If the door locks at the deadbolt but the top and bottom shoot bolts don’t throw, the lock gearbox is on its way out.

AfterReplacement Cost & What’s Included
For CWS-specific window and door parts in Miami, plan on $180 to $540 installed per unit for the vast majority of repairs we do. A single roller replacement on a CWS sliding glass door usually lands between $180 and $260, including the new tandem roller assembly and track cleaning. A full balance replacement in a double-hung window runs $220 to $330, with both sides replaced as a set. Casement operators and crank assemblies cost $190 to $320 installed. Multi-point lock gearboxes on CWS French doors and entry doors are the upper end of the range at $410 to $540 because the hardware is transmission-based and must be timed to the lock rods correctly. Here’s what drives the spread: whether the window is a 7500 or 8500 series, whether the part is OEM or aftermarket, and whether the sash has to come out for the repair. Every quote we give is a written, line-item price before work starts. No verbal estimate that grows on the final bill. The workmanship carries our 365-day guarantee from the completion date, stated in writing.
DIY or Call Us?
If your CWS window has a visible issue at the track or jamb, you can inspect safely: open the sash, run a rag along the bottom track, and check for loose screws at the handle and hinge points. That’s it. Anything that involves removing a sash, handling a tensioned balance, or timing a multi-point lock is where we’ll stop you. A window sash that comes out wrong drops its weight on you or the glass, and laminated impact glass is heavy. Releasing a spring balance without the right tool turns a $250 repair into an emergency-room visit. We’ve pulled apart enough botched DIY CWS repairs in West Kendall and Cutler Bay to say this plainly: the parts cost less than the hospital bill. Call (850) 780-8123 and we’ll identify the part from your series label, quote the job, and have a technician at your door with the right pieces and his name and photo sent to you before he arrives. We are an independent service provider, not affiliated with CWS, so we have no reason to push a full replacement when a part swap fixes the problem.
FAQs

Expect 10 to 15 years from rollers, balances, and weatherstripping on CWS windows in Miami’s salt air and humidity. Coastal condo units within a mile of Biscayne Bay often lose two to three years off that because airborne salt accelerates roller bearing wear and corrosion on lock hardware. If your home is within a few blocks of the water, budget for roller replacement every 8 to 12 years. Call (850) 780-8123 and we’ll inspect yours and tell you what’s left on them.
Roller assemblies, balances, and weatherstripping are replacement items, not repair items. Once a roller flat-spots, machining it smooth again costs more labor than the new part. Multi-point lock gearboxes can sometimes be re-timed without new hardware if caught early. Call (850) 780-8123 and we’ll tell you honestly whether yours is repairable before you spend anything.
One window or door takes 60 to 90 minutes on site if we have the part with us. Most common CWS rollers, balances, and seals for the 8500 and 7500 series ride on our trucks. OEM-specific parts we don’t stock add a two to four week order window before the install visit. Call (850) 780-8123 with your series number and we’ll tell you the timeline before scheduling.
We stock fast-moving CWS-compatible replacement parts for Miami’s most common models on our trucks, including 8500 series rollers and balances, 7500 series tilt-latches, and multi-point lock keepers. For obscure trim pieces or factory-only hardware, we source through CWS distributors and keep you updated on the lead time. Call (850) 780-8123 and describe the part or send a photo – we’ll match it to your series and let you know if it’s already in our inventory.
