Sterling Home Additions & ADU: The Miami Owner’s Guide

A Sterling home addition or ADU in Miami typically runs $53,100 to $153,400 installed, depending on square footage, foundation work, and whether you’re adding a bedroom suite or a full accessory dwelling unit. We stock Sterling-compatible components and finish materials, and we handle the entire build from slab to roof with a written price before any work starts. Most homeowners discover a failed part the hard way: a hairline crack in the slab, a roof tie-in that starts leaking after the first hard Miami storm season, or an electrical subpanel that trips every time the window AC cycles on.

Isaac Pruett has been reading Miami job sites for well over a decade, and he’ll tell you the same thing he tells every homeowner: the part that fails first on a Florida addition is almost always the one nobody waterproofed properly. We plan for that before the first hammer swings.

Which Sterling Models This Applies To

Sterling’s home addition and ADU lines share a modular framing system with three common wall heights: 8-foot, 9-foot, and 10-foot plate. The compatibility gotcha most owners miss is that the 9-foot and 10-foot models use a different header schedule and a heavier-gauge channel along the roof tie-in. If you order a standard 8-foot header kit for a 10-foot wall, nothing lines up and you’re paying for a second shipment.

Here’s what to check before you call us: look for the metal ID plate on the lower corner of any existing Sterling framing member. It has the model code stamped into it, usually starting with “SH” for home additions or “SA” for ADU units, followed by four digits. Take a photo of that plate. The width of the wall channel matters too: 3-5/8 inches for standard models, 6 inches for the larger ADU shells. OEM Sterling parts are solid, but for several components (threshold seals, window flashings, exterior trim wraps), quality aftermarket equivalents from brand-name partners we already use on our renovation work often outlast the original in Miami humidity. We’ll show you both options with honest pricing and tell you which one we’d put on our own home.

One note for clarity: Mason Remodeling Co Miami is an independent contractor, not affiliated with Sterling. We work on Sterling additions and ADUs because they’re common in Miami, and we know the hardware.

Signs Your Sterling Home Addition or ADU Is Failing

  • Moisture staining at the wall-to-roof connection. In Miami’s wet season, a failed flashing at the tie-in point shows up as brown staining within the first one or two heavy storms. That’s water already inside the wall assembly.
  • Cracks that run diagonally from a window corner or door corner down to the slab. This usually means the header above that opening is undersized or a tie-down strap has loosened. It’s structural, not cosmetic, and it gets worse each hurricane season.
  • A door that sticks at the top or scrapes the floor only in summer. Miami’s humidity swells lumber. If the frame wasn’t properly flashed and sealed, the movement is the frame breathing moisture. It’s the canary in the coal mine for bigger problems.
  • Chalky white residue or rust staining at the base of any metal-to-concrete connection. That’s salt and moisture wicking. In coastal Miami neighborhoods, this is normal for unprotected hardware and means the corrosion-resistant fasteners were skipped.
  • Soft spots or bubbles under the exterior finish. Once water gets behind the exterior cladding, it sits. In ninety-degree Miami heat, it turns to vapor and pushes paint or finish off the surface. By the time you see it, the sheathing underneath is compromised.

None of these symptoms heal themselves. They get more expensive the longer they sit.

Replacement Cost & What’s Included

A freestanding soaking tub in a remodeled primary bathroom

Here’s what Sterling addition and ADU repair and replacement actually costs in Miami right now, based on the work we’ve quoted across neighborhoods from Coconut Grove to Kendall:

  • Full home addition replacement or new build: $53,100 – $153,400
  • ADU construction (complete shell and finish): $106,200 – $259,600
  • Garage conversion to living space: $35,400 – $94,400

The spread comes down to three things: square footage, the condition of your existing foundation (a settled slab costs more to correct than a fresh pour), and whether the structure meets current Miami-Dade wind codes or needs retrofitted strapping and connectors. Every quote we give includes parts, labor, permits, and the workmanship warranty on one written line-item price. No change orders, no surprise invoices at the end. That’s the Threshold Standard, and it’s not optional.

Every completed project carries our 365-Day Done Right Promise: if the work is not right within a year of completion, we make it right at no cost. Coverage terms are stated plainly on the written guarantee you get before you sign anything.

DIY or Call Us?

For a Sterling addition or ADU, the honest answer is: call us. This is not a cabinet hinge. You’re dealing with structural framing, roof tie-ins, concrete, electrical, and Florida wind codes. A wrong header size or a missing hold-down strap turns a $5,000 repair into a wall that fails when a Cat 3 comes through. The last thing we want is to tear out somebody’s Sunday afternoon project because it wasn’t to code and now it’s leaking into the master bedroom.

What you can safely do before calling: check the ID plate we mentioned, take photos of the failing area, and mark where the symptoms appear. That’s it. The rest is our job. Call (850) 780-8123 and we’ll come out, look at it, and give you a straight number. “Tell me what you need done. I’ll tell you what it costs and when it’s finished, and I’ll mean both.”
