Kohler Home Additions & ADU: The Miami Owner’s Guide
Kohler home additions and ADU projects in Miami typically run $53,100 to $153,400, depending on square footage, foundation work, and the fixtures you spec. We install Kohler fixtures inside those additions daily, and we can usually match your existing Kohler trim within a week. The part most homeowners don’t plan for is the rough-in valve behind the wall. That’s the brass or polymer assembly that controls water flow to your Kohler shower or tub, and when it fails after years of Miami’s hard water eating at the seals, you find out during a remodel, not before.

Most people discover the issue when the new Kohler trim kit doesn’t fit the old valve body sitting in the wall. The trim looks right, but the screw holes are off by a quarter inch, or the cartridge won’t seat. That’s the moment to call us.
Which Kohler Models This Applies To

Kohler’s valve systems break into three main families. The Rite-Temp pressure-balancing valve covers most tub and shower installations from the last 25 years, including the popular Purist, Stillness, and Loure trim lines. The newer Kohler TS series is a thermostatic valve, which means it holds temperature steady even when someone flushes a toilet elsewhere in the house. The old-school two-handle and three-handle brass valves from the 1990s and earlier are a different animal entirely. The compatibility gotcha here is real: a Purist trim kit will not mount to a three-handle valve body, and no adapter makes it work. You have to open the wall and replace the valve.
We stock OEM Kohler cartridges for Rite-Temp and TS valves, plus the common pressure-balancing units. For the aftermarket question: quality aftermarket cartridges exist for Rite-Temp, often at half the OEM cost, and we’ve used them without issue on rentals and secondary baths. For the TS thermostatic cartridge, we recommend staying with genuine Kohler. The aftermarket versions don’t hold temperature as consistently, and in a Miami summer, that’s the whole point of having a thermostatic valve.

Signs Your Kohler Home Additions & ADU Is Failing
- Water temperature swings when someone uses another fixture. The pressure-balancing spool inside the Rite-Temp cartridge has worn out. Miami’s mineral-heavy water accelerates this, especially in older homes with galvanized pipes feeding the valve.
- The handle turns but water won’t shut off completely. The cartridge’s ceramic discs have scored or cracked. This is a slow drip now, but it becomes a full replacement when the discs finally give way mid-shower.
- You hear water running inside the wall with the valve off. The valve body itself has developed a pinhole leak, usually at a solder joint or the mixing chamber. This one is urgent. Water inside a Miami wall cavity grows mold fast.
- The trim plate is corroded or the finish is flaking. Kohler’s finishes hold up well, but coastal salt air and high humidity shorten their life. If the trim is gone, the cartridge behind it is usually not far behind.
- Water pressure from the shower head is suddenly weak. Scale from hard water has clogged the valve’s inlet screens or the cartridge ports. Cleaning sometimes works, but replacement is the actual fix when the buildup is inside the cartridge.

AfterReplacement Cost & What’s Included

For a Kohler valve cartridge swap, Miami homeowners typically pay $470 to $2,125, installed. That range covers everything from a basic Rite-Temp cartridge replacement to a full TS valve body with new trim and wall repair. The cartridge itself runs $50 to $180 for genuine Kohler, depending on the series. Labor is the larger cost because the job often means removing the trim, extracting a stubborn cartridge that’s cemented in place by scale, and verifying proper temperature calibration before closing up.
Full home additions and ADU builds with Kohler fixtures throughout run $53,100 to $153,400. DIY or Call Us?
You can safely check a few things before picking up the phone. Shut off the water at the valve’s integral stops if present. Look for visible corrosion around the trim plate. Listen for water running behind the wall. That’s diagnostic work, and it helps us when you call.
Replacing the cartridge yourself is where it goes sideways. Kohler cartridges seize in place, especially after years of Miami’s mineral deposits. One wrong twist with a pipe wrench and you crack the valve body inside the wall. Now you’re not doing a cartridge swap. You’re doing tile demo, valve replacement, and drywall work. That’s a $2,000 repair born from a $15 YouTube video. If you pull the handle and meet resistance, stop. Call (850) 780-8123 and let us do the rest. The estimate is free.
FAQs

A well-installed Kohler Rite-Temp valve lasts 15 to 25 years in Miami, though coastal salt air and hard water can cut that to 12. The TS thermostatic valves hold up better, often 20 years or more, because their internals aren’t as exposed to mineral buildup.
Cartridges can be swapped, and that’s a repair. If the valve body itself is cracked or leaking at a joint, replacement is the only real fix. Patching a cracked brass body doesn’t work. Call (850) 780-8123 and we’ll tell you which one you’re dealing with.
A standard cartridge swap takes 45 minutes to two hours. A full valve replacement involving wall access runs a half day to a full day, including tile and drywall repair. We’ll give you a written time estimate before any work starts.
We keep common Kohler Rite-Temp and TS cartridges on the truck along with pressure-balancing units. Specialty trim kits and full valve bodies may need to be ordered, but we handle that procurement. We also stock parts for KraftMaid, Cambria, and Silestone on certain project types, so we can often bundle the work.
If your Kohler fixture is acting up or you’re planning an addition that includes new Kohler plumbing, call (850) 780-8123. We’ll give you a straight answer on cost and timing.
